Non-proprietary parts

Every building is a machine. This is the part that moves.

One car out of service turns into complaints, violations, and a building that stops working. We treat downtime as the emergency it is — and we tell you honestly when a mechanic can be there.

2Services

From a stuck car at 2am to a full modernization.

No job is too small. Single-car walk-ups and multi-bank high-rises get the same crew and the same paperwork discipline.

Emergency repair

Entrapments, shutdowns, door faults, controller failures. We find the actual cause, carry common parts, and get the car back in service instead of resetting it and leaving.

Dispatched now

Preventive maintenance

A written program built around the age, duty cycle and condition of your equipment — not a generic monthly visit. You get a service record you can hand to an inspector.

Scheduled

Modernization

Controllers, machines, door operators, fixtures and cab interiors brought up to current code and current expectations. Smoother rides, fewer callbacks, longer equipment life.

Project

New installation

Passenger, freight and residential units in new construction and retrofits. Non-proprietary equipment, so you are never locked into one contractor for parts or software.

Project

Testing & inspection

Category 1 and Category 5 testing, witnessing and filing. We schedule around your building, coordinate with the inspector and handle submission end to end.

Scheduled

Violation removal

Open violations and outstanding items corrected, documented and cleared. We tell you what it will take before we start, in writing.

3Equipment

If it moves people or freight vertically, we work on it.

Older relay logic through current microprocessor controls. Three drive types cover almost every building we walk into.

Low-rise workhorses. Jacks, packing, valves and tank work — plus the leak nobody wrote up for three years. Most walk-ups, small offices and older residential buildings in the boroughs run on one of these.

Geared traction

Mid-rise machines, brakes and ropes. Gearbox noise and brake drift are the two calls we get most, and both are usually cheaper to fix early than to ignore until the car stops levelling.

Gearless & MRL

Machine-room-less and gearless traction. Tight overheads, permanent-magnet machines and proprietary tooling we work around — which is exactly why we specify non-proprietary controls when we modernize one.

5Process

Five stops, no surprises on the invoice.

  1. 01

You call or send the details

Address, equipment and what it is doing. If a car is down or someone is trapped, say so first — that call jumps the queue ahead of everything else.

  2. 02

    We survey the equipment

A mechanic looks at the machine room, the car and the service history. Site surveys are free, including for buildings currently under contract with someone else.

  3. 03

You get a written scope and price

Line-item parts and labor, with the code requirement or failure mode behind each item. If something can wait, we say which things can wait.

  4. 04

    Licensed mechanics do the work

We schedule around tenants and building access, keep the shaft and lobby clean, and tell your super what is happening each day.

  5. 05

    Filing and sign-off

Test paperwork, filings and close-out documentation handled by us. You end up with a file that holds up at inspection time.

7Questions

The things costumers ask us first.

Do you offer 24/7 emergency elevator repair?
Yes. The emergency line at (646) 494-4476 is answered around the clock, every day of the year. If someone is trapped in a car, say so first — those calls jump the queue ahead of everything else.
What areas does BBA Elevator serve?
All five boroughs of New York City — Manhattan, Brooklyn, Queens, the Bronx and Staten Island — plus Westchester County including Yonkers, New Rochelle, White Plains and Mount Vernon, and northern New Jersey including Hudson, Bergen and Essex counties, Newark and Jersey City.
Will you work on an elevator that another company installed?
Yes. We work on equipment from every major manufacturer and we use non-proprietary parts and controllers wherever the job allows, so the building is not locked into one vendor for the life of the equipment.
Can you take over a maintenance contract from our current elevator company?
Yes, and the site survey is free even while you are still under contract with someone else. A mechanic looks at the machine room, the car and the service history, and you get a written picture of the equipment's real condition before you decide anything.
What types of elevators and lifts do you service?
Hydraulic, geared traction and gearless or machine-room-less elevators, from older relay logic through current microprocessor controls. That covers passenger elevators, freight elevators, residential and home lifts, wheelchair lifts and escalators.
How much does elevator modernization cost?
It depends on what is actually worn out, which is why we survey before quoting. You get a line-item scope with parts and labor priced separately and the code requirement or failure mode written next to each item — including which items can safely wait.
Do you handle elevator testing, filings and violation removal?
Yes. We perform periodic testing and inspection, correct outstanding violations, and handle the test paperwork, filings and close-out documentation, so the building ends up with a file that holds up at inspection time.
How quickly can you get to a building with a car out of service?
Call the emergency line and we will tell you honestly when a mechanic can be on site. Entrapments are dispatched first, then cars that are down entirely, then everything else. We treat downtime as the emergency it is.
